Project Apple faced significant issues with water ingress affecting the plant room walls. This resulted in damp conditions that posed risks to the structural integrity of the building and potential damage to equipment housed within the plant room. A comprehensive tanking solution was proposed to address the dampness while ensuring a long-lasting and effective barrier against moisture.
1. Investigation and Assessment:
Conducted a thorough inspection of the affected areas to identify the source of dampness. Established a detailed understanding of the existing wall conditions, including the type and extent of plaster damage.
2. Material Selection:
Ronacrete Standard Primer: was Selected for its superior bonding properties.
Ronafix Pre-packed Tanking Render:** Chosen for its high-performance waterproofing characteristics.
3. Preparation of Exposed Walls:
Removed all existing affected plaster to expose the masonry substrate.
The substrate was mechanically prepared to achieve a suitably textured surface free from contamination and loose materials.
The remaining plaster joints were sealed with a 1:3 dilution of Ronafix SBR to prevent reaction with cementitious materials.
4. Tanking Application:
The substrate was pre-wetted to minimise suction during application.
Ronacrete Standard Primer was mixed and applied to damp surfaces at a coverage rate of 1.5-2m²/kg.
Layering of the Ronafix Pre-packed Tanking Render was performed, ensuring a minimum thickness of 6mm and not exceeding 12mm. Each layer was combed and allowed to firm up before successive applications.
Care was taken to stagger joints in the render to reduce potential pathways for water penetration.
5. Finishing Touches:
The final layer of tanking render was applied and cured using tightly fitting polythene for a minimum of 24 hours to ensure optimal hydration and strength development.
An optional fairing coat of RonaBond EasySkim FC was applied to achieve a smooth finish and ensure compatibility with the tanking system.
Addressing the source of dampness required a careful investigation and potential remediation work before applying the tanking system.
The existing plaster was extensively damaged, necessitating thorough removal and preparation, which prolonged the timeline.
Ensuring ideal curing conditions in an uncontrolled environment was challenging, prompting enhanced focus on sealing exposed surfaces during the curing period.
The tanking system was successfully implemented, effectively mitigating water ingress in the plant room.
Follow-up assessments showed a significant reduction in moisture levels, improving the overall conditions within the plant room.
The project was completed within the stipulated timeframe and budget, with the client expressing satisfaction with the outcomes.
